Tenant Fees & Key Information
Holding Deposit (per tenancy)
One week's rent. Reserves the property.
Note: The holding deposit will be retained if any relevant person (including a guarantor) withdraws from the tenancy, fails a Right-to-Rent check, provides materially false or misleading information, or fails to sign the tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or by another written deadline mutually agreed).
Security Deposit (per tenancy)
- Rent under £50,000 per year: Five weeks' rent. Covers damages or defaults during the tenancy.
- Rent £50,000 or over per year: Six weeks' rent. Covers damages or defaults during the tenancy.
Unpaid Rent
Interest charged at 3% above the Bank of England base rate from the Rent Due Date until paid.
Note: Interest will not be charged until rent is more than 14 days in arrears.
Lost Key(s) or Security Device(s)
Tenants are liable for the actual cost of replacement. If locks must be changed, the tenant will be charged the actual cost of a locksmith, new lock, and replacement keys for all necessary parties (tenant, landlord, others). Where extra time is required, an additional £15 per hour (inc. VAT) may be charged for time spent replacing keys or devices.
Variation of Contract (at tenant's request)
£50 (inc. VAT) per agreed variation, covering landlord instructions and the preparation/execution of new legal documents.
Change of Sharer (at tenant's request)
£50 (inc. VAT) per replacement tenant or the reasonable costs incurred if higher. Covers landlord instructions, referencing and Right-to-Rent checks, deposit registration, and new legal documents.
Early Termination (at tenant's request)
If a tenant seeks to end the tenancy early, they are liable for the landlord's reasonable costs to re-let the property and the rent due until the start date of the replacement tenancy. These costs will be no more than the rent outstanding for the remainder of the term.
